Draft Plan of Subdivision, Official Plan Amendment and Zoning By-law Amendment,
Tribute (Cobourg) – Phase 3
Cobourg, ON (March 9, 2023) – The Town of Cobourg has received complete applications for a Draft Plan of Subdivision, an Official Plan Amendment and a Zoning By-law Amendment by Tribute (Cobourg) Limited regarding subject lands known as Phase 3, Cobourg Trails Community (South of Danforth Road East, west of Greer Road).
The Town of Cobourg will hold a Public Meeting regarding the applications on Monday, March 27, 2023, at 5:00 pm in the Council Chambers, 3rd Floor East Wing, Victoria Hall, 55 King Street West, Cobourg in accordance with the provisions of the Planning Act, R.S.O. 1990 c.P. 13, as amended.
Further, please note a developer-initiated Open House will be held by Tribute on Wednesday, March 22, 2023, at the Tribute Sales Centre located at 620 Elgin Street East, from 5:00pm to 7:00pm. The Open House will provide an opportunity for residents to learn more about the proposed development of the site and ask questions of the developer.
About the Application:
The Proposed Draft Plan of Subdivision (File Number: Z-05-22SUB) proposes a range of 143-161 residential units in the form of single detached and semi-detached dwellings, a block for business park uses, a block for commercial uses, in addition to blocks for parkland, walkways, stormwater management facilities, environmental protection, roads and related services.
The Proposed Official Plan Amendment (OP-2023-002) proposes to redesignate a portion of lands from “Living Area” to “Service Commercial Two” which would have the effect of permitting new retail and service commercial uses and to increase the permitted gross floor area for commercial uses for the proposed commercial block.
The Proposed Zoning By-law Amendment (File Number: Z-02-22 – as revised) would have the effect of zoning lands to establish permitted uses and zone regulations to implement the proposed draft plan of subdivision, including proposed commercial uses.
